Strong demand sees homes selling fast in Warwickshire

STRONG demand is seeing homes sell twice as fast as in 2019, says a Warwickshire estate agent.

With houses selling around twice as quickly as they did two years ago, ehB Residential is anticipating a flood of new homes coming onto the market as schools return in the next few days.

And it says demand is so strong that the new instructions are likely to be snapped up by those whose homes are already on the market and under offer.




ehB’s own experience chimes with the national picture painted in the latest report by property portal Zoopla.

It says its findings point to a continuing strong housing market for the rest of the year and into 2022.


Evidence for its prediction include the speed at which homes are sellling, with the average time reduced from 49 days in 2019 to just 26 days this year, and the fact that sales in 2021 are 21 per cent up on 2020.

ehB Residential managing director Edward Bromwich said: “We have a deep pool of buyers keen to make a purchase. The new instructions we are expecting in the autumn will be in huge demand. This means those who already have their homes on the market and are in a position to buy will be at the head of the queue to secure their next home.

“These sellers will achieve not only a speedy sale but also a healthy price as there are not enough homes on the market to meet the demand from hungry buyers.”

Demand for properties below £350,000 in particular is much greater than the stock available, while larger four and five-bedroom family homes between £400,000 and £800,000 continue to be at the top of the shopping list for ehB househunters.

Mr Bromwich added: “‘The most savvy sellers can see that listing their home now will give them the best chance of securing a suitable property as soon as it comes onto the market. Sadly, in the current climate, anyone not listed for sale will inevitably lose out to buyers in a better position.

“The first step is to get an informed valuation of your own property to ensure you are poised and ready to spring. Acting now could even mean you’re in your new home for Christmas.”
